LOT
Start with a lot. Do you have a lot? If you do, great! If not, you need to work with a hardworking real estate agent that understand what your needs are as a family and where would you like to build your home. In Georgia, school ratings and comms are huge consideration when determining where to buy your lot. In most established neighborhoods, it might be difficult to find a buildable lot. You might want to consider buying an old house , knock it down and rebuild a beautiful brand new home that is future proof. (See our article on how to look for a lot)
Before finalizing on your lot, it is advisable to do a thorough due diligence to ensure the lot fit for the build intent. At Bamkoles, we engage our client at an early stage to ensure they get all guidance and advise they need at this stage.
PRELIMINARIES & DESIGN
Now that you have a lot that is fit for build in the neighborhood of choice, we can proceed to concept design, preconstruction, final design and estimation. Over the years, as an experienced small business designer & builder, we understand the value of time and have built a honest relationships with groups of certified state geotechnical engineers and structural engineers which avail us quick turn around time and speeds us through the preliminary stages. With an average of 220 subcontractor, vendors and supplier’s quotes speaking into the budget that makes up the estimate, this is one of the crucial stage for a successful and joyful ride custom build experience.
PERMITS & APPROVALS
With a final design ready, our seasoned project managers work with different city’s municipalities to get site plans, structural and architectural plans approved. One advantage over the big builders is that our project management team shares the mantra time is money, so they are able to follow up consistently on every permit comment line items. We put the work in and visit in person as many times as it takes at municipalities planning office, health department, watershed management and any other State’s office charged with any item on our permitting list.
SITE PRAPARATION
At this stage, the entire team is all clear and on the same page on our mission, we have a shared schedule and the city inspections has been planned in, the site preparation team mobilize to site to clear out approved trees for removal, grind stumps and install all best management practice the limits our disturbance to the earth and environment. If retaining walls are part of our plans, it gets installed at this stage.
BREAK-GROUND
Finally, we are here to execute your vision. We communicate with you with our owner’s weekly site meetings. We set you up with a project management app that allows you to stay in the loop on daily progress made on the construction site and you are able to compare with the project schedule as we progress. Our project superintendent are at your disposal on the job site and will be able to answer any question you might have during your visit.
It takes roughly 2 to 3 months to secure a lot.
At Bamkoles Design Build, depending on the details and the uniqueness of the design, we spend about 4 to 10 months in design, preliminaries and permitting.
A 5000 Sqft home takes an average of 9 months once we break ground.
